Abu Dhabi set to face shortage of 28,000 residential units in 2008 : ADCCI
posted on 06/10/2008

Abu Dhabi is set to see a deficit of nearly 28,000 residential units in 2008 and under-construction buildings coming to market will only meet 20 per cent of demand in the current year while demand for units could jump to about 70,000 by 2010, a report by Abu Dhabi Chamber of Commerce and Industry (ADCCI) predicts.
'The shortfall in supply of residential units has pushed rents to new heights.....rents account for up to 40 per cent of consumer spending, spurring inflation to highest rates..... The housing crisis is projected to gain more momentum as gross demand for units will rise to 70,000 by 2010,' the report adds.
'The increasing shortage in supply of residential units for low-income persons and remedy of the rents problem need a clear-crystal, strategic vision which envisages a long-term housing plan, which invites greater role by the private sector if the growing demand for properties is to be met,' the report affirms.
The report,' Rents Crisis and Future Expectations in the Emirate of Abu Dhabi', Abu Dhabi has a mix of dynamic factors which makes it a fertile ground for luring foreign investment. The dramatic transformation in the economy of Abu Dhabi has contributed to the marked increase in demand for properties, a development has, in turn, given proportionate rise to prices of units. Other factors like high cost of construction and heightened prices of building materials have also played their part in producing the housing crisis which weighed positively on landlords and negatively on many economic sectors.

According to the report, the residential units in 2005 which estimated at 287,000 were quite enough to cater for the market demand but the slack in construction activities in 2006 created a shortage of around 3,000 units, a problem which developed into a crisis in 2007 when the deficit shot up to 13,000 units.
The crisis swept into 2008, getting more severe when majority of units came on stream were luxury properties (villas and hotel apartments) designed for a selective high-income segment. Unfortunately, the low-medium income groups are still the most hit by the high rents.
The report warns that surging rents could produce negative socio-economic ills which would weigh heavily on the macro economy, inflow of investment and costs of production and investment.
The report acknowledges the true vital role the private sector can play in resolving the crisis by supplying the real estate market with demand.
The report calls for redressing the housing crisis within the overall vision of fighting inflation, introducing a benchmark for setting rents as per location, chalking a supply-demand growth strategy and building residential communities for low and medium income segments.
The report stresses the urgent need for enacting laws and legislations to regulate the real estate market and increase of rents. – Emirates News Agency, WAM

Dubai Airports successfully concludes operational testing of Terminal 3
posted on 06/10/2008

Dubai Airports has successfully concluded the operational testing of Dubai International's Terminal 3, with the third and final operational simulation.
The successful exercise paves the way for the phased transition of operations to the new terminal, beginning 14th October. The phased opening of the terminal, which is dedicated to Emirates, will be implemented in four phases to ensure that systems and processes are all in place and thoroughly tested. The aim is to make sure that all aspects of the customer experience at the new terminal are smooth and convenient when it opens to public.
Some 3,800 volunteers from the public were involved in the final simulation which was focused on testing both the arrival and departure processes as well as the facilities for passengers transferring between flights at the airport.
Dubai Airports has now had valuable input from more than 8,000 members of the public who were enthusiastic participants in the three major airport simulations that have been conducted over the last few months.
Volunteers were asked to give their feedback on their experience to assist the airport in bringing the terminal to a full state of operational readiness so that the large and complex facility can be successfully opened in October.
The three exercises also served as useful experiences for the many thousands of staff from the companies and government agencies who will work at the facility, enabling them to familiarise themselves with the operation of the new terminal in an environment which was close to an everyday operation at the airport.
Some volunteer 'passengers' boarded and disembarked from aircraft which were at the gates of the concourse and a wide range of the retail and catering facilities were in operation.
Terminal 3 and its airside facilities at Dubai International will not only boost the capacity of the airport to an annual figure of over 60 million passengers, but will provide a significant enhancement to the quality of customer service which will enable Emirates and Dubai Airports to attract a significant number of new travellers to Dubai over the next few years. – Emirates News Agency, WAM

The parties will now have until December 31 2008 to negotiate the definitive agreements for the assignment by KMG of a 49% interest in the subsoil use contract to be shared equally between ConocoPhillips and Mubadala. KMG will remain the majority partner in the venture.
"KazMunayGas looks forward to a speedy conclusion to the negotiation and a successful, long-term relationship with both ConocoPhillips and Mubadala. "ConocoPhillips looks forward to establishing a major new exploration presence in Kazakhstan, building on our long-standing participation in the oil and gas sector here, and will be honored to participate with KazMunayGas and Mubadala in this world-class exploration project," said Jim Mulva, chairman and chief executive officer, ConocoPhillips.

Taqa to acquire 'green' firms
posted on 06/10/2008

The Abu Dhabi National Energy Co (Taqa) plans to acquire multiple renewable energy firms as part of plans to make 50 per cent of its operations 'green' by 2023.
"We are currently looking at two [renewable energy] firms, one European and one North American," Taqa's Chief Executive Peter Barker-Homek told Emirates Business. While declining to name the acquisition targets, Barker-Homek said that the two firms in question have been hit by the lack of ready project finance due to the global credit crunch.

In June, Taqa signed a strategic partnership with France's Theolia to work on renewable energy projects in Morocco. By mid-2010, around seven per cent of Taqa's operations will be classed as 'renewable'; a programme of global acquisitions will see this figure rise to 50 per cent between 2018 and 2023, Barker-Homek said.
'Renewable' energy includes power from solar, wind, tidal and geothermal sources. Barker-Homek does not include nuclear technologies in this definition but confirmed that Taqa is in negotiations over the planned GCC nuclear power programme, which could be launched as early as 2018.
Taqa is majority-owned by the Abu Dhabi Government and has amassed over $1 billion of North Sea oil and gas assets in purchases from Canada's Talisman and BP in November 2006 and January 2007 respectively. It bought more North Sea assets from Royal Dutch Shell and Exxon Mobil earlier this year, for an undisclosed sum.
The company plans to spend around $1.4bn on boosting oil output from its North Sea fields in the next three years to 60,000 barrels of oil equivalent per day from around 40,000 boepd.
Barker-Homek said the company is on target to boost its asset base to $60bn by between 2012 and 2016. – Emirates Business

TIDC breaks ground on Saadiyat Island's hospitality offerings
posted on 06/10/2008

Tourism Development and Investment Company (TDIC), a master developer of major cultural, residential and tourism destinations in Abu Dhabi, has broken ground on the first of its hospitality and residential offerings on Saadiyat Island, the natural island just offshore the UAE capital city.
"These groundbreakings represent a major milestone in the progression of this distinctive destination," said Lee Tabler, CEO, TDIC. "We are on track with our construction schedule which will see the St. Regis open in early 2010 and the first phase of Saadiyat Beach villas being handed over to owners towards the end of that year."
Models of the St. Regis Hotel '&' Residences Saadiyat Island, the first St. Regis to be announced in the UAE, and the Saadiyat Beach Residences community, which comprises the villas, are currently on show at the Cityscape Dubai development exhibition at the Dubai World Trade Centre.
The St Regis is one of a number of five-star resorts being built along nine kilometres of pristine shoreline in the Saadiyat Beach district. The development, designed with an intriguing mix of Arabian and Baroque influences, will flank the 72-par, championship Saadiyat Beach Golf Course, designed by golfing legend Gary Player, which is expected to open in the last quarter of 2009.
The nine-storey luxury beach resort will have 380 luxurious guest rooms and suites, all with balconies and Gulf views. The resort has a wellness centre and spa, sports facilities, including a health and racquets club, serviced apartments, shops, a range of restaurants, and a complete range of meeting room. Adjoining the hotel will be a separate St. Regis - branded residence with 280 one, two and three bedroom apartments. The resort has been designed by Australia's Woods Bagot.
"This resort is strongly reminiscent of the grandiose architecture which symbolised the renaissance of Southern Italy," said Tabler. "The design is, however, contemporised through subtle touches of modernistic flair." Saadiyat Beach will be just a ten minutes' stroll from Saadiyat Island's Cultural District, which will boast the world's largest single concentration of premier cultural institutions, including the Sheikh Zayed National Museum, Guggenheim Abu Dhabi Museum and the Louvre Abu Dhabi.
Dubai's Arabtec Construction LLC is undertaking construction of the villas which are a key element of phase one of the exclusive Saadiyat Beach Residences community. A range of three to eight bedroom villas in Mediterranean, Arabian or Contemporary architectural styles, some featuring a private gym, elevator, swimming pool and movie theatre, have been designed by America's multi-award-winning JZMK Partners.
Saadiyat Island is a natural island alongside Abu Dhabi's coast, celebrating the renaissance of Arabian living; and a place where iconic landmarks and azure Arabian waters create a thoughtful harmony of culture, leisure and business in a vibrant community.
It covers 27 square kilometres, and will be completed in phases up until 2018. Over 160,000 people are expected to live on the island upon completion.
The island is made up of seven districts: Saadiyat Cultural District, Saadiyat Marina, Saadiyat Beach, Saadiyat Promenade, Saadiyat Lagoons, Saadiyat Reserve and Saadiyat Retreat.
Saadiyat Island will host premium brands in hospitality, education and leisure, combined with the world's largest concentration of cultural institutions, all within easy reach. There are plans for luxury hotels, over three million square metres of office space, marinas with berths for 1,000 boats, two championship golf courses, civic and leisure facilities, sea-view apartments and elite villas.
Saadiyat Island is being developed by Tourism Development '&' Investment Company (TDIC), an independent company of which Abu Dhabi Tourism Authority (ADTA) is the sole shareholder. – Emirates News Agency, WAM
